Every homeowner we talk to asks the same question first: “What’s the cost per square metre?” It’s the go-to number for comparing builds. Problem is, two builders can quote wildly different sqm rates for the exact same house, and both can be telling the truth. How they measure and what they include (or leave out) makes the difference.

Design complexity adds up

  • Rectangular footprint: baseline cost
  • L-shaped: +5-10% (one extra corner = more framing, roofing, waterproofing)
  • U-shaped or courtyard: +10-20%
  • Curved walls: +20-40% (custom formwork)

Room type affects the average

A square metre of bathroom is nothing like a square metre of bedroom. Here’s how different rooms stack up:

That’s why bigger homes often look cheaper on a per-sqm basis. You’re mostly adding bedrooms and living areas, which are simple to build. The expensive rooms (bathrooms, kitchens) don’t scale up with house size. A 300sqm home still has one kitchen, same as a 180sqm home.

The Misleading “Per Sqm” Trap

This catches people out more than anything else. Builders don’t all measure sqm the same way:

  • Internal living area — the heated/cooled space you actually live in
  • Under-roof area — adds the garage, alfresco, porches
  • Total footprint — adds porch overhangs and external features too

Same house, same builder, two very different-looking quotes:

  • $2,000 × 250sqm internal = $500,000 for a 250sqm home
  • $2,000 × 320sqm under-roof = $640,000 for the same home, measured differently

That’s a $140,000 gap for the exact same build. Always ask: “What area measurement is the sqm rate based on?” If a builder can’t answer that clearly, walk away.

How to Use Cost Per Sqm in Budgeting

Start with a rough calculation, then layer in the costs that sqm rates never include:

  1. Pick your finish level from the table above (be honest with yourself here)
  2. Multiply by your internal living area to get a base construction figure
  3. Add site costs ($10K–$60K depending on slope, soil, access, and trees)
  4. Add the stuff people forget ($50K–$150K for landscaping, fencing, driveways, blinds, connections)
  5. Add professional fees ($15K–$60K for architect, engineer, surveyor, permits)
  6. Add it all up. Construction + site + extras + fees = your real budget

What is the average cost per square metre to build in Australia?

For a mid-range build, expect $2,800–$3,200/sqm as a national average. But the spread across states is wide. SA sits around $2,200/sqm at the lower end, while NSW pushes $3,200/sqm or more. These are construction costs only, before site works and fees.

Why do some builders quote much lower per sqm rates?

Nine times out of ten, they’re measuring under-roof area instead of internal living area. A garage only costs $600–$800/sqm to build. Lump that in with your living space and the average drops, but the house costs exactly the same. It’s an apples-and-oranges problem. Ask what’s included in the measurement before you compare quotes.

Is cost per sqm a reliable way to compare builders?

On its own, not really. You need to compare like-for-like: same area measurement, same inclusions, same site conditions. A builder quoting $2,200/sqm with no allowances for flooring or landscaping isn’t cheaper than one quoting $2,600/sqm all-in. The real comparison is a detailed quote with a full inclusions list, not a headline sqm number.
